We have extensive local knowledge and all our surveyors are members of the Royal Institution of Chartered Surveyors (RICS) and valuers are members of the RICS Valuer registration scheme. This ensures that our surveyors are of the most competent level and highly experienced to provide you with the best quality of work.
In addition to this we have our nationwide building repair network arm, which specialises in Insurance damage repairs and third party property damage claims. With the utility of having both a surveyor and contractor allows us to provide a unique and cost-saving service to you. All reports submitted are vetted by RICS qualified surveyors to ensure quantum and prices are accurate and in line with standard practice.
Services
Housing Disrepair
Expert Surveying Services provide Expert Chartered Surveyors who regularly undertake residential property inspections for Housing Disrepair Purposes in connection with Landlord and Tenant Disputes. Inspections are carried out to establish the existence of possible Statutory Defects as defined by 5.11 of the Landlord and Tenant Act 1985 and 5.4 of the Defective Premises Act 1972.
Our Expert Surveyors are able to act for either Landlord or Tenant with regard to such disputes and are fully conversant with the Civil Procedure Rules which help govern the process to be followed in litigation matters of this type.
Our experts will provide a detailed report and Scott schedule regarding alleged items of disrepair to assist in resolving matters of this type.
Building Repair Network
Our Building Repair Network is a commercial and domestic property claim specialist, providing high quality reinstatement and repair services to insurance companies, claims management companies and the general construction industry via a panel of fully managed and vetted building contractors. Clients benefit from a highly responsible, flexible and cost saving approach to claims handling and contractor management with all claims being validated by a full qualified surveyor, giving you piece of mind that every report and estimate provided falls in line with current rates and truly reflects the damage occurred.
Insurance Claims
We offer a well-managed project management service to align with our clients requirements.
Our primary role of Principal Surveying & Project Services whilst working on your behalf, is to provide professional services for the remedial works to the building and to assist you with the technical aspects of the building repair phase.
Project Management is an all-consuming, skilled discipline to which not everyone is suited. We will bring the following to the table:
- Production of a full day one property report reflecting both proposals of works and or damage (if applicable).
- Production of a room by room, item by item, specific schedule of works. inclusive of Materials and Workmanship Standards.
- Cost control. Help to prevent/reduce cost over runs and claims for extras.
- Managing the planning, coordination and delivery of a project.
- Budget and cost management.
- Managing the quality of project delivery.
- Time scale management. Control/eliminate programme over runs.
- Strategic advice at every stage of the development cycle.
- Negotiate or tender the work and prepare a tender analysis report for your reference.
- Arrange and chair a pre-contract meeting with you and the successful contractor and prepare draft contract documents for your signature and witnessing.
- Administer the contract between you and the contractor for the building work and ensure that all work required is provided in accordance with the Schedule.
- Arrange for the contractor to return to the property during the 'Defects Liability Period'.
